{"id":233,"date":"2014-01-13T21:17:57","date_gmt":"2014-01-13T21:17:57","guid":{"rendered":"http:\/\/reports.cityofsandy.com\/planning\/?p=233"},"modified":"2014-01-16T00:47:28","modified_gmt":"2014-01-16T00:47:28","slug":"december-2013-planning-and-building-report","status":"publish","type":"post","link":"https:\/\/reports.cityofsandy.com\/planning\/2014\/01\/13\/december-2013-planning-and-building-report\/","title":{"rendered":"December 2013 &#8211; Planning and Building Report"},"content":{"rendered":"<p>For my first report of the year I like to provide the City Council with an overview of Planning and Building related development activity for the past year.<\/p>\n<p><strong>2013 Summary<\/strong><\/p>\n<ul>\n<li>37 land use applications were submitted and reviewed or are currently under review (36 in 2012, 41 in 2011, 35 in 2010 and 32 in 2009).<\/li>\n<li>The most notable projects in 2013 included: Design Review approval for Mt. Hood Athletic Club outside pool remodel, NW Waterworks facade enhancement, AEC parking lot expansion, facade changes to Suburban Ford, and Highway 211\/Dubarko Road upgrades.\u00a0 Six tentative plats that had expired were reinstated.<\/li>\n<li>Code amendments were made to residential design standards, private drive standards, and we created a Type II CUP process.\u00a0 A zone change was also completed for the city owned property next to the Public Works yard.\u00a0 .<\/li>\n<li>74 single family building permits were issued (32 permits in 2012, 32 permits in 2011, 45 in 2010 and 46 in 2009) with a value of $15,789,488.<\/li>\n<li>27 single family addition permits were issued (31 permits in 2012, 22 permits in 2011, 13 in 2010 and 18 in 2009) with a value of $398,272.<\/li>\n<li>65 commercial permits were issued (91 permits in 2012, 65 permits in 2011, 44 in 2010 and 32 permits in 2009) with a value of $4,125,173.<\/li>\n<li>Total value of all permits equaled was $21,193,274 (2012 value = $17,609,886, 2011 value = $53,977,601, 2010 value = $41,305,292 and 2009 value = $14,091,921).<\/li>\n<\/ul>\n<p><strong>FROM TERRE GIFT, BUILDING OFFICIAL &#8211;\u00a0<\/strong>December surprised the contractors with an early shock of winter freezing weather.\u00a0\u00a0 Fortunately, reports of frozen water pipes were minimal.\u00a0 Concrete pours for footings and foundations were delayed and erosion control measures concerns were replaced by problems with frost heave.\u00a0 Only one foundation had to be remedied due to the heavy frost and ice cover.\u00a0 Thankfully the mild weather that followed has allowed the builders to keep up a better-than-expected pace so far this winter. \u00a0New construction and remodel projects have slowed only somewhat.\u00a0\u00a0 Hayden Homes has started construction of 6 new homes in the Sandy Bluff development, and Stonecreek development currently has 9 new homes under construction.\u00a0 Taleisin Homes has 4 buildings in progress, and Jim Raze has 4 homes underway, with Bill Huffendick and Jonah Nails each having one home nearing completion.\u00a0\u00a0 And lastly, the Bunsenbrewer Brew\/pub was given occupancy and is operational.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-244\" style=\"color: #333333;font-style: normal;line-height: 24.375px\" src=\"http:\/\/reports.cityofsandy.com\/planning\/files\/2014\/01\/Bunsen-brewer1-300x225.jpg\" alt=\"\" width=\"300\" height=\"225\" srcset=\"https:\/\/reports.cityofsandy.com\/planning\/files\/2014\/01\/Bunsen-brewer1-300x225.jpg 300w, https:\/\/reports.cityofsandy.com\/planning\/files\/2014\/01\/Bunsen-brewer1-1024x768.jpg 1024w, https:\/\/reports.cityofsandy.com\/planning\/files\/2014\/01\/Bunsen-brewer1-400x300.jpg 400w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p><strong>URBAN RENEWAL <\/strong>&#8211;
